Investor Profile: Verus Real Estate Advisors

I had the pleasure of meeting and sitting down with the CEO of Verus, Greg Johnson, on Monday afternoon, and while I feel I could write a much longer entry in regard to such outstanding leadership and in result, an outstanding company, I will keep it short, sweet and entirely relevant to Denton’s Economic Development Partnership.

Verus Real Estate Advisors is a full-service commercial real estate company located at Loop 288 and Brinker Rd. in Denton and is part of our elite investor group, The Chairman’s Circle. Their core services are brokerage, asset management and property management services. Dedicated to delivering outstanding service and strategic execution, their philosophy is “to maintain and enhance asset values by understanding the needs of each individual asset and applying sound fundamentals to achieve success.”

Verus means “true, real, genuine; with good morals, reasonable and just,” and they strive to live up to their name in all business transactions, dealings with clients and at the office where they harbor a culture of teamwork with an ever present focus on the people that make it all possible.

They are currently involved in various community activities and organizations including the Denton Chamber of Commerce, Denton Benefit League, Denton Downtown Redevelopment, Kiwanis, and the Sanger Education Fund. They are huge supporters of the University of North Texas in various capacities and the local chapter of United Way.

While their business reaches all of Dallas/Fort Worth, Verus knows and loves that Denton is their home, where their only office resides. Greg Johnson attributes a mentality of “Keep your business in Denton” as a main factor in his decision to locate and stay in Denton. The company strives to stick with its local vendors and service providers. “Denton has everything you need; and that’s important for attracting businesses,” he said, “and I love that while it’s not really a small town, Denton feels like one.” There’s very much an inclusionary feel in this city and Johnson, among others, are proud to be a part of it.

Verus decided to become an investor in the Denton Economic Development Partnership as a result of the realization that they are very much in the same business. Advocates of Denton, Verus doesn’t just sell property, they just as much sell the city. So, while Verus promotes their business, they’re just as much promoting the Partnership’s cause--and that’s exactly what they wanted.

Currently, Verus’s proudest talking point is their recent acquisition of the Texas Building at the corner of Locust and Oak on the Square. It is 25,000 feet of mixed-use office, retail and restaurant space. They recently signed 10-year leases with two restaurants: Garliq Uniquely Italian and Buffalo Cantina Mexican Kitchen and Tequileria. Johnson dubs the two “high-quality additions to the downtown restaurant scene.” Expected to open their doors in spring of 2012, they will both have “great food and full bars”. The building also harbors Class A office space, which is 65% pre-leased.
